Tanjong Pagar and Duxton: The Shophouse Heart of District 2

Duxton Hill, Tanjong Pagar, Bukit Pasoh — the conserved streets where the CBD meets heritage dining. What the register shows about the core of my patch.

The bottom line

If you ask where I spend most of my shophouse time, the honest answer is here — District 2, the conserved streets around Tanjong Pagar, Duxton Hill and Bukit Pasoh. It is where the central business district meets heritage, and it has become one of the densest pockets of good dining, bars and boutique hospitality in the city. For an investor, that combination — finite conserved stock, sitting on the doorstep of the CBD, with a proven destination tenant economy — is about as compelling as the shophouse market gets. It is also, for the same reasons, one of the most competitive. This profile is the core of my patch, explained.

What the register shows

These streets sit within URA's Chinatown conservation areas, and from my database of the register, the District 2 core is substantial:

The Tanjong Pagar sub-area holds around 360 conserved shophouses, and Bukit Pasoh — the quieter, clan-association streets that run up towards Outram — another 250 or so. Duxton Hill sits at the centre of them, the pedestrianised dining enclave at the centre of it, and you have several hundred conserved buildings in a tight, walkable grid minutes from Raffles Place.

The character, street by street

The District 2 core is not one market but a few. Duxton Hill is the dining-and-bar destination — chef-driven restaurants, cocktail bars, the kind of address a concept wants to be at. Tanjong Pagar proper has its own dense F&B life, including a well-known Korean enclave, and the steady weekday demand of the CBD workforce around it. Bukit Pasoh is quieter and more characterful — clan associations, boutique hotels, smaller restaurants — the street for a buyer who wants heritage texture rather than the busiest frontage.

This is where the CBD's lunch crowd and the city's dinner crowd overlap. Few shophouse precincts get both, and that dual demand is what underwrites the rents.

Who buys here, and why

This is prime, business-led shophouse territory, and it draws the deepest end of the buyer pool: family offices and institutions wanting a trophy CBD-fringe asset, boutique operators repositioning units for the dining and hospitality economy, and business owners who want their own premises minutes from the financial district. The yields are thin, as they are across prime shophouses — this is a scarcity and capital-preservation market — but the tenant demand is among the most reliable in the conserved stock, because it is fed by both the office workforce and the city's destination-dining scene.

What I check on a District 2 deal

All seven checks apply; five of them carry the extra weight here, with the CBD-core emphases:

  1. Tenancy and the income stack. A Duxton or Tanjong Pagar building often layers café, restaurant and bar across day and night. Underwrite that stack through a downturn, not at peak takings.
  2. Frontage and footfall. On these streets the specific position — corner, main frontage, or quiet lane — moves the value materially.
  3. Conservation and unauthorised works. Heavily-used hospitality buildings accumulate alterations; the obligation to rectify travels with the title.
  4. Licensing. F&B, liquor and hotel uses each carry their own approvals on top of zoning; confirm what the building can actually host.
  5. Financing, stress-tested. Specialised collateral, lower loan-to-value, modelled at a higher rate than today's.

Where to start

If District 2 is where you want to be — and for a lot of my clients it is the obvious place to start — bring me a specific building or a clear brief, and we will work the streets and the numbers together. This is the part of the market I know block by block, and where knowing which frontage trades and which does not is worth more than any brochure.

Questions

How many shophouses are in Tanjong Pagar and Duxton?

our database of URA's conservation register counts around 360 conserved shophouses in the Tanjong Pagar sub-area and roughly 250 more around Bukit Pasoh, with Duxton Hill at the centre — several hundred conserved buildings in a tight District 2 grid.

Why are District 2 shophouses sought after?

They pair finite conserved stock with CBD-adjacency and one of Singapore's densest dining, bar and boutique-hospitality scenes. That dual demand — the office workforce by day and destination dining by night — underwrites unusually reliable tenancy for the conserved stock.

What's the difference between Tanjong Pagar, Duxton and Bukit Pasoh?

Duxton Hill is the chef-driven dining and bar destination; Tanjong Pagar has dense F&B and a Korean enclave plus CBD weekday demand; Bukit Pasoh is quieter and more characterful, with clan associations and boutique hotels. Each suits a different tenant and buyer.

What yield do District 2 shophouses give?

Low — this is a prime, scarcity-driven market bought for capital preservation rather than income, so running yields sit in the low single digits once stamp duty and conservation-compliant works are loaded in. The strength here is tenant demand and central location, not cash flow.
